This extraordinary, historic German lakefront estate is likely to fulfill your magical dreams!

It is located in Zeuthen, that is a place of residence with outstanding recreational character on the edge of the capital, Berlin. Like a natural polished emerald, the Zeuthener Lake is southeast of Berlin, and only 40 minutes from the center of the metropolis of Berlin. Zeuthen Lake shores are part of the river Dahme, joining the river Spree that flows through the City of Berlin. Now, this area is in the middle of one of the dynamic development areas of the so-called Berlin Settlement Star, which forms the framework for the further growth of Greater Berlin.

Here is where the industrialists built their private residences at the beginning of the 20th century. If one takes the land value as an indicator of today's location quality, Zeuthen is well comparable to the lakeside shores in the western part of Berlin as Potsdam and Wannsee.

The small, private municipality, Zeuthen, is embedded between extensive forests, meadows and lakes which offers a beautifully scenic recreational quality. It is rich with greenery, parks and hiking capabilities. On the other hand, Zeuthen is easily connected to the economic areas via the Berlin Cottbus railway line and the Berlin motorway ring A10, as well as the new BER airport that can be reached in 20 minutes.

This estate is surrounded by other prestigious estates and is within walking distance to the center of Zeuthen. The area is well-equipped with local amenities, large supermarkets, numerous small shops, cafes and restaurants as well as schools, doctors etc. are at your disposal.

The Estate

A classic, historic estate with over 1.300m² / approximately 15,000 sq ft of prestigious lakefront property is waiting to be modernized to your exact taste. This stunning estate offers more natural sunlight than you could imagine until you see it!

The estate is a structure with hallways and connecting rooms on both sides of the 1st floor, the 2nd floor and the 3rd floor. In the center of the home, the spiral wooden staircase ascends up to the 3rd floor.

Every floor provides 4 rooms and at least one full bathroom.

The rooms in the third floor were expanded so that the load-bearing structures of the roof are partially open, offering more height.

The attic, accessed by a pull-down ladder, has not been completed so you have the option of creating that area to suit your personal needs. In all of the living space, the ceiling heights are a generous height of over 3m / or approximately 10 feet.

About 2/3 of the entire estate has a cellar or basement, which is also accessible from the garden area.

There has always been a porch to the lake in different sizes. The current veranda/porch has a stately size of more than 5 x 7m / 377 sq ft and has a terrace that is accessible from the second floor.

From this terrace you have a fantastic view of the lake and your garden, past the garden house, which is still preserved as the original according to the plans from 1922. Behind there, directly on Zeuthener Lake, slightly raised, is your terrace on the water under a beautiful oak tree. The branches of the old hanging tree allow a shaded play/event area with the newly renovated protected shore. Your boat dock awaits your yacht or sail boat, ready for you to explore the sprawling and beautiful Berlin lakes and river landscapes.

The estate was built in 1912 in its current form, in 1925, the entrance and the porch were extended. In 1930 the estate was shaped in a more modern way: the staircase has been changed to its present form and the great room was designed: a band of open light windows, varnished hardwood flooring, the ceiling and the heating covers are made of white lacquered wood and a voluminous open Travertine fireplace gives you the idea of how impressive the entire estate can be equipped to suit your personal needs and desires.

The estate was completely renovated in 1961 and one of the former large rooms became a bathroom and veranda. The bathroom was built with marble and offers a great view of the lake.

After the fall of the Berlin Wall, extensive renovation work was carried out to obtain and maintain the entire structure.

The estate was probably most impressive after the reconstruction in the 30s. The hardwood flooring in the downstairs great room is still preserved, whilst original red-painted blanks in the rest of the house, are now covered with carpeted needle felt flooring, indicating the latter use of the estate as an office building.

The box windows were completely repaired and are in good condition, some would have to be repainted outside. In the inner casement of the box windows in 1999 double insulated glass was incorporated. The old fittings were largely preserved to open and close well. Single windows in some rooms are made of PVC (circa 1996), in the attic there are, in addition to new Velux roof windows, also composite windows from the GDR time. The windows of the veranda were newly installed in 2000.

Most doors are made of wood, painted white with glass, some of the old fittings are still present in the original state.

The heating consists of 2 units. The attic is heated with its own gas floor heating, the rest of the house is connected to a built in Vaillant central heating with condensing boiler installed in 2018. All electrical work and the façade were redone in the 1990s.
